US mortgage and real estate finance firm: 4,800+ qualified enquiries and 72% more appointments on $175K+ of Meta spend

A US mortgage and real estate finance firm serves two audiences that share almost nothing: first-time homebuyers and property investors. We managed more than $175K of Meta spend through a separate funnel for each, built scenario-based creative around affordability, refinancing, rent-versus-buy and investment returns, and rebuilt landing pages for trust and shorter forms, producing 4,800+ qualified enquiries at 4.4x ROAS.

Starting point

Landing pages converted at 4.1%, and one generic lead campaign was serving two audiences with different questions, motivations and qualification requirements.

Scaling spend meant more than more leads: enquiries had to progress to appointments and funded opportunities, and forms had to qualify without deterring completion.

What we did

  • Split acquisition into distinct funnels for first-time homebuyers and property investors, each with its own creative, landing pages and qualification.
  • Built scenario-based campaigns around affordability, refinancing, rent-versus-buy decisions and investment returns, which gave the creative something concrete to say.
  • Rebuilt landing pages with stronger trust signals, clearer next steps and shorter forms, optimising toward the enquiry-to-appointment rate rather than lead count.
  • Managed more than $175K of Meta spend against that journey, so media quality and the downstream sales process were judged together.

Results

  • More than 4,800 qualified mortgage and property enquiries, at 4.4x blended ROAS while spend scaled.
  • Appointment bookings up 72% and funded loan opportunities up 43%.
  • Cost per lead down 35%; landing page conversion up from 4.1% to 7.2%.
  • Click-through rate up 38% with CPM down 21%.

What this study does not show

  • ROAS for a lead-generation business depends on the value the firm assigns to a funded opportunity, which the brief does not define, and no platform screenshot or dated window is included.
  • The client is not named.

Evidence

Every figure on this page is transcribed from the engagement brief, which is linked below. Where the brief includes a platform screenshot, the section above says what it shows and for which period; where it does not, the study says so. The client is not named, so the figures cannot be checked against a public property.
